If you are thinking of purchasing an old house, listed building or period property, our comprehensive Survey Report will provide all the advice you need to make an informed and confident decision. We will explain how an old building works, what you can and can’t do to a listed building, how your house needs to ‘breathe’ and why it probably doesn’t need a damp proof course. This report is designed to help you buy a period property, fully informed, eyes open and knowing what you are taking on. We will talk it through with you before and after the survey, help put everything into context so as not to scare you off unnecessarily and recommend appropriate action before you buy and after you move in. Learn More Absolutely phenomenal! Paul completed a level 3 historic building survey on a large barn conversion for me. I honestly don't think I have ever been more impressed by any proffessional in any field! I was told by the estate agent that he has a reputation for providing next level detail... and that proved to be correct! His knowledge and wisdom are extraordinary. The report (supplied both in pdf and very impressive bound hardcover book) was 132 pages. It included very relevant advice about how to care for the building, adjusted to the specific context. But 75% of the content was describing the condition of the building and what work was necessary to rectify defects. The report was easy to read and written in plain English and with photos to illustrate. Both before and after the survey, I spoke at length with Paul on the phone - he was very patient with all my silly questions! We haven't yet decided if we are going to progress with this purchase, but I can certainly say that if we pursue another house instead, I won't use anyone other than Paul to survey it! If you are looking for an excellent, knowledgeable and helpful surveyor I wouldn't look any further! I researched the local market and Paul's name came up a number of times; I then spoke to his office (Catherine who is also great) and arranged a pre-survey meeting. Form that point on it has been seamless. I've bought 15+ houses and Paul is by far the best and most comprehensive surveyor I have used. You get what you pay for - I bought a grade II listed house and that's his sweet spot, so if you want to know a great deal about the house, what works are needed (and ideas on costs & recommendations) and also how to care for it afterwards, Paul is an excellent choice. Highly recommended. I can’t thank Paul Gowers enough for the work he did on a party wall dispute. He was professional, responsive and personable. Having used Paul's services for a survey on our upcoming listed building purchase I can assure you that you will get the most thorough, professional and helpful service that you could wish for. The report tallied over 100 pages covering all aspects of the house, walls, frames, windows, roof space, drainage, outbuildings, render, roof tiles, water tanks, electrics, insulation, listed building consent, health and safety and much more. Not only that but Paul's report also told us how to best maintain the house going forwards, using what materials and how often things need doing. This was most definitely worth every penny and has allowed us to make an informed decision on the purchase going forwards. A+ rating from me! I could not recommend Paul Gowers highly enough. Excellent service and a very comprehensive, clear report. An extremely knowledgeable and helpful professional. I have just had a Survey completed by Gowers of Stamford. I have to say that the team there are superb. From the first contact with Catherine who was courteous, professional and helpful and who also arranged everything. To the surveyor Paul who was marvellous, the report was clear and well presented and easy to understand. Paul was extremely helpful and prepared to spend time discussing all the sections and any issues i had.He was very professional and a pleasure to deal with. I don’t normally do revues but felt compelled on this occasion because they deserve enormous praise and i would thoroughly recommend them. I needed a building survey doing at short notice after red flags were raised once receiving searches and the sellers paperwork back. Unfortunately Gowers and everyone else I checked with were all booked up for months however Paul took time out of his busy day to speak to me, listen to my situation and provide me with some fantastic advice which I very much appreciate. He is very knowledgeable and the advice given has helped me in the next steps of my house purchase. Thank you again. The value of using Paul, a local well known professional, was huge. I received immediate personal feedback allowing me to take timely action to avoid what could have been an expensive mistake. We engaged Gowers to carry out a building survey for an old residential property with multiple issues. Paul Gowers was excellent in his response time to our questions and the level of professional reporting. The service we received was reassuring for us and we would certainly use Gowers again. We recently used Gowers Surveyors for a building project involving the Party Wall Act. It was applicable on both boundaries and Paul acted as Agreed Surveyor on one side and Building Owner Surveyor on the other. The build itself was fairly straight forward, but the Party Wall process was definitely not... Paul is the consummate professional. Knowledgeable, reliable, calm and level headed he always made himself available whether in person or at the end of a phone or email to ourselves and our contractors. The project lasted 8 months and he continued to deliver the highest level of professionalism and advice throughout. Cannot recommend him highly enough! StamfordPeterboroughCambridgeRutland Grantham Sleaford Melton Mowbray Spalding Wisbech Fenland Corby Kettering Huntingdon St. Neots Ely and surrounding areas Why do I need a survey? For most of us, houses are complicated and expensive things to buy. There are lots of different elements to take into account, and if things go wrong it can cost thousands to put them right. Purchasing a property may well be the biggest investment you ever make. That’s why it’s so important that, before you buy, you need to know exactly what you are taking on. A professional survey carried out by a firm of Chartered Surveyors will tell you whether there are any issues with the building that need attention and whether you are paying the right price. Doesn’t the mortgage company sort out a survey? As any responsible lender will tell you, a Mortgage Valuation is not a survey. Instead, it is a brief inspection of the property to tell the lender whether it is safe to approve the mortgage. Even if problems are detected with the building, they won’t necessarily be mentioned if they don’t affect the security of the investment. For your own peace of mind, every house purchase should be accompanied by a proper survey carried out by an experienced firm of Chartered Surveyors. Which services do you provide? We offer a broad range of property related services, surveys and reports including: Reinstatement Assessments for Insurance Purposes, RICS Homebuyer Report, RICS Condition Reports, Schedules of Condition, Party Wall Matters, Historic Building Surveys and more property services. [H2] More than a standard survey report Buying a property can be a stressful experience, which is why you need professional advice from experienced Chartered Surveyors to explain exactly what you are taking on, without being put off by jargon or caveats. With the right information at your disposal, you can budget properly and proceed with your purchase, fully informed, at the right price. Gowers Surveyors offers comprehensive survey reports and will talk you through your plans and any concerns before and after the inspection. This allows us to put any issues into context, so you know what needs doing and when. Our aim is to help you buy the house, rather than put you off unnecessarily. At Gowers Surveyors, we thrive on going the extra mile. Feel free to ask us anything or discuss your plans for the property with our surveyors, whether before or after the survey, and even after you’ve moved in. Our survey reports give you all that a standard RICS survey report gives you but also give you more information, including sections regarding risks and implications, health and safety concerns and lots more photographs. We also put condition and further investigations into better context to make it easier for you. Our Historic Building Surveys provide a lot more detail and are tailor made to suit your property, with comprehensive information about listed buildings, thatched roofs, timber-framed structures and different periods of construction so you know what you are taking on and how best to understand and maintain and old property. SUB-PAGE (https://gowers.co.uk/services/historic-building-survey/) Historic Building Surveys | House Survey
[H1] Historic Building Surveys Gowers Surveyors are specialists in older and historic properties and offer a dedicated Historic Building Survey. Rated ★★★★★ on Google Get in Touch Home » Surveying Services » Historic Building Surveys This service is designed for buildings constructed before 1919 and includes unique properties and designated listed buildings. Our property surveyors in Cambridge, Stamford and Peterborough deliver Historic Building Survey Repots that are as comprehensive as a RICS Level 3 Survey, but additionally provides specific details about how to look after your character home, helping you to enjoy it for many more years to come. The UK housing market still largely operates under the principle of ‘buyer beware’, putting the onus on the buyer to find out everything there is to know about the property before contracts are exchanged. While the seller must disclose a wide range of information on the Property Information Forms, there may be some hidden defects and issues that aren’t covered, particularly if the property has a long history. Without commissioning an independent survey, you are leaving yourself vulnerable to problems that may not be apparent to the untrained eye but may end up costing you thousands in remedial work after you have moved in. [H2] Why do I need a Historic Building Survey? Our Historic Building Surveys are designed around the historic nature of the building you are about to invest in. In addition to an in-depth investigation, we provide specialist insights into many of the idiosyncrasies of these buildings’ construction techniques and materials that may affect their future stability. With their timber frames, sash windows and thatched roofs, it’s not surprising that so many buyers are drawn to the charm and character of buildings from a bygone age. However, these unique features can create unique problems, and historic construction materials and methods will typically demand a very different approach to maintenance and upkeep compared to modern building techniques and materials. When surveying a historic building, it is not uncommon to find problems relating to: Solid walls Old wiring or plumbing Thatched or stone roofs Exposed timber Subsidence and heave Dampness and timber decay Unauthorised modifications to listed buildings All the above features will have specific characteristics that impact the building’s structure and condition as it gets older. Whether the property you intend to buy looks immaculately cared for or is visibly in need of renovation, a professional investigation into its condition will help you to make an informed, confident decision about the purchase. A Historic Building Survey will help you get a better understanding of how to manage these as a homeowner. [H3] Contact Us Simply complete the form below and one of our friendly team will be in touch to discuss your survey options. [H3] Tudor (1480-1603) Tudor buildings are some of the earliest properties to survive to the current day. Classic features include black & white woodwork, and houses were typically half-timbered with white painted wattle & daub walls. There were steeply pitched roofs, tall, narrow doors and small-paned casement windows. [H3] Stuart (1603-1714) The Stuart period saw flat-fronted, bare brick-built houses with sash windows. After the Great Fire of London in 1666 destroyed over 13,000 timber-built houses in 4 days, Parliament decreed that homes must be built of brick. Stuart features include wood panelling and large fireplaces, spacious parlours and richly plastered ceilings, and small rooms at the top of the house acting as servant quarters. [H3] Georgian (1714-1830) Georgian buildings have symmetrical, flat exteriors and balanced interior layouts. Houses were often stucco fronted and render painted in white or cream. Townhouses were arranged over 3-4 floors. Small-paned sash windows were a defining feature, with taller windows on the first two and smaller ones on the top storeys where servant accommodation was located. [H3] Victorian (1830-1901) The Victorians were prolific housebuilders across the social spectrum – from grand manor houses to workers’ cottages. Victorian architecture is characterised externally by coloured brickwork, high pitched roofs and gable trims. High ceilings, large sash windows including prominent bay windows, and fireplaces in every room, were key interior features. Elaborate design details reflecting the wealth of the owner included ornate mouldings, stained-glass and decorative floor tiles. [H3] Edwardian (1901-1914) Edwardian houses are known for their ornate decorative details such as floor tiles, stained-glass and timber. Typically found in suburban areas and often heavily influenced by the Arts & Crafts movement, these buildings tend to be wider and less high, with bigger hallways, spacious rooms with high ceilings and large windows. Externally, red brickwork and Mock-Tudor cladding and timber at the top of the house were popular. Absolutely phenomenal! Many historic homes are more than just ‘period properties’; they may have designated listed status – Grade I, Grade II*, or Grade II. A building may be listed for any number of reasons, but the overall aim is to protect building features that are deemed to be of special architectural or historical significance. A building’s listed status may apply to the exterior, the interior, any object or structure fixed to it, and any object or structure within the grounds. The grade refers to how the protected building features should be treated and maintained. Most listed buildings are Grade II listed. Making improvements and alterations to a listed building is not impossible but it needs to be done with extreme care and requires prior Listed Building Consent. Purchasing a listed building requires a keen commitment on the part of the buyer to become the custodian of a valuable heritage asset. A Historic Building Survey is absolutely essential to providing you with a specialist assessment of the property. At Gowers Surveyors, our Historic Building Surveys are perfectly placed to give you an in-depth insight into listed buildings from any period. Our experienced team specialises in comprehensive surveys of older, historic properties, providing you with a premium quality report on how the old building works, how to look after it, and what you can and cannot do to a listed building. [H2] What does a Historic Building Survey include? Carried out by a Building Surveyor with in-depth experience of the style and period of your property, a Historic Building Survey contains specific details about the current condition of period building features and the steps you should take in order to maintain them. Examples include advice on how to allow solid walls to “breathe”, the most appropriate way to manage damp patches and how to make repairs that won’t damage the character of the building over time. After a comprehensive site inspection, you will receive a detailed yet easy-to-read report containing any observed defects and remedial recommendations. The survey report will also include notes for your legal adviser, bespoke suggestions of how to improve the energy efficiency of the building and any relevant information about the building’s listed status designation or conservation area restrictions. As with any of our reports, your surveyor will be happy to go through any questions you may have and highlight any areas that require further specialist investigation. [H2] How to choose the right surveyor for a historic building Whether you have your heart set on a thatched cottage, a Victorian semi or a listed heritage home, the skills needed to expertly survey these types of buildings are clearly very different to those needed for modern properties. So, what should you be looking for in a historic building surveyor? Start by seeking out an experienced member of the Royal Institution of Chartered Surveyors (RICS). RICS surveyors adhere to a strict code of conduct, while robust disciplinary, complaints and arbitration procedures are in place to ensure each client receives a professional service. Gowers Surveyors is headed up by Paul Gowers who is a RICS fellow with 25+ years’ experience. Next, look for other professional qualifications and specific expertise in old, historic or non-standard buildings. Does your chosen surveyor have advanced knowledge oftraditional building materials? Do they have the necessary tools to carry out historic building surveys? What about a demonstrable passion for protecting our national architectural heritage? Gowers Surveyors tick all the above boxes. Paul Gowers is a Fellow of the Royal Institution of Chartered Surveyors, the Chartered Association of Building Engineers and the Faculty of Building. He is also a long-standing member of the Society for the Protection of Ancient Buildings (SPAB). We’ve been conducting Historic Building Surveys for a wide variety of heritage homes for decades and have the experience and technical know-how to provide homebuyers with all the expert advice they need. Rated ★★★★★ on Google Get in Touch Home » Surveying Services » RICS Level 1 Survey Whether you are planning to buy a home or a buy-to-let, as a property owner you will benefit from having valuable information about the condition of the property you have your eye on. A RICS Level 1 Survey, previously known as the Condition Report, is a basic level of building inspection that provides an overview of the general condition of a property and may be the right choice for you. [H2] Is The RICS Level 1 Survey right for me? In order to know whether the property purchase price is reasonable, you need to know whether the property is in good condition. A survey will give you this information – and can save you thousands of pounds. Depending on the type of property you are thinking of purchasing, there are three levels of RICS home survey available from the Royal Institution of Chartered Surveyors (RICS). The RICS Level 1 Survey, formerly called the Condition Report, is the lowest priced, entry level survey and is typically used for newer properties and conventional homes in good condition. This type of survey is often recommended for homebuyers or sellers who want to gain a general understanding of the property’s condition without commissioning a more detailed and costly survey. Choose this report if you’re buying a conventional house, flat or bungalow built within the last 20 years from common building materials and in reasonable condition. It focuses purely on the condition of the property by setting out the following: Clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings, showing problems that may require varying degrees of attention; A summary of the risks to the condition of the building; and Advice on planning and Building Control matters for your legal advisers. It does not give repair advice. [H3] Contact Us Simply complete the form below and one of our friendly team will be in touch to discuss your survey options. Absolutely phenomenal! [H3] Why choose Gowers Surveyors? With offices in Cambridge, Stamford and Peterborough and over 25 years’ experience in all types of property surveying, Gowers Surveyors should be your first port of call for any survey requirement in Lincolnshire, Cambridgeshire, Rutland and Northamptonshire. What does a RICS Level 1 Survey include? A RICS Level 1 Survey, formerly known as the Condition Report, provides a concise overview of the property’s condition. It includes: Clear ‘traffic light’ ratings for different parts of the building, services, garage, and outbuildings A summary of risks to the building’s condition Advice on relevant legal matters for your solicitor The survey does not offer repair advice or a property valuation. When is a RICS Level 1 Survey appropriate? A RICS Level 1 Survey is typically suitable for: Conventional properties (houses, flats, or bungalows) built within the last 20 years Properties constructed using common building materials Homes in reasonable condition Buyers or sellers seeking a general understanding of a property’s condition without requiring an in-depth survey What's the difference between a RICS Level 1 Survey and a mortgage valuation? A RICS Level 1 Survey focuses on the condition of the property, while a mortgage valuation is primarily for the lender’s benefit. Key differences include: Purpose: The Level 1 Survey informs the buyer about the property’s condition, whereas a mortgage valuation determines if the property is suitable security for a loan. Depth: A Level 1 Survey provides more detailed information about the property’s condition than a standard mortgage valuation. Client: The Level 1 Survey is for the buyer’s benefit, while the mortgage valuation is for the lender. How long is a RICS Level 1 Survey valid for? While there’s no official expiration date for a RICS Level 1 Survey, its relevance may diminish over time. Factors to consider include: Property age and condition Any renovations or alterations made since the survey Changes in the local environment or climate As a general rule, if more than 3-6 months have passed since the survey, you may want to consider obtaining an updated report. Do I need a RICS Level 1 Survey before buying a house? While not legally required, a RICS Level 1 Survey is highly recommended before purchasing a property. Benefits include: Identifying potential issues that could affect your decision or negotiating position Providing peace of mind about the property’s condition Potentially saving you money by highlighting problems early However, for older or more complex properties, you may want to consider a more comprehensive survey, such as a RICS Level 2 or Level 3 Survey. Do I need a Level 1 or Level 2 survey? The choice between a Level 1 or Level 2 survey depends on various factors: Choose a Level 1 survey if: The property was built within the last 20 years It’s in good condition and constructed with common building materials You’re looking for a general overview of the property’s condition Consider a Level 2 survey if: The property is older (over 20 years) It has unusual features or construction methods You’re planning renovations You need more detailed information about the property’s condition and potential issues If you’re unsure, consult with Gowers Surveyors. Our experienced team can advise on the most appropriate survey for your specific circumstances. How much does a RICS Level 1 survey cost? The cost of a RICS Level 1 survey can vary depending on several factors: Property size and type Location Complexity of the building As a general guide, RICS Level 1 surveys are typically the most affordable option among the RICS survey types. However, for the most accurate and up-to-date pricing, we recommend contacting Gowers Surveyors directly. We can provide a tailored quote based on your specific property and requirements, ensuring you receive the best value for your investment in property assessment. [H2] Interested in our services? [H1] RICS Level 2 Survey (Homebuyers Report) Buying a property may well be the most important financial decision you will ever make, so it pays to know exactly what you are taking on before you exchange contracts. Rated ★★★★★ on Google Get in Touch Home » Surveying Services » RICS Level 2 Survey Gowers Surveyors offer a full range of home surveys by the Royal Institution of Chartered Surveyors (RICS). As chartered surveyors in Cambridge, Stamford and Peterborough, we deliver clear, practical RICS Level 2 surveys to help you buy with confidence. Whether you are investing in a family home or a rental property, a RICS Level 2 Survey, previously known as a homebuyer survey, may be the right choice for your needs. [H2] What is a RICS Survey Level 2 Survey? The RICS Level 2 Survey is the mid-range survey that sits between a basic Level 1 Survey and a comprehensive RICS Level 3 Survey. This report is suitable if you’re buying a conventional house, flat or bungalow built within the last 70 years from common building materials and in reasonable condition but it gives more information, including repair advice. It includes: All the features in the Level 1 Survey; A list of problems that the surveyor considers may affect the property; Advice on repairs and ongoing maintenance; Issues that need to be investigated to prevent serious damage or dangerous conditions; Legal issues that need to be addressed before completing your purchase; and Information on location, local environment and the recorded energy efficiency (where available). A valuation and assessment of reinstatement costs if required as an optional extra The site visit carried out for a RICS Level 2 Survey (homebuyer survey) is based on a non-invasive investigation of all visible and accessible parts of the property. This includes internal and external areas, but does not include locked areas, concealed spaces, moving furniture or disturbing decorative elements. The report provides information on all elements of the property and includes issues such as structural movement, damp issues, ceilings, walls, floors, electrical and other services etc. It also gives valuable information as to legal concerns such as boundaries and access, which may need checking further by your conveyancer. The RICS Level 2 Survey follows a clear, easy-to-use templated structure. A traffic light system indicates the urgency of each defect that is found, with a summary of these given at the start of the report. The project lasted 8 months and he continued to deliver the highest level of professionalism and advice throughout. Cannot recommend him highly enough! [H2] When is a Level 2 Survey the right choice? The RICS Level 2 Survey, formerly known as a homebuyer survey or report, is suitable for the majority of modern UK homes. It is designed for properties that are of conventional construction and in a reasonable state of repair. This typically applies to homes built in the last 70 years or so, though it is always best to make a judgment on a case by case basis. New builds and recently built properties that are still under warranty by organisations such as the NHBC, LABC or Premier Guarantees, may require nothing more than a RICS Level 1 Survey. Non-standard homes, old properties or listed buildings are more likely to benefit from a more detailed RICS Level 3 Survey. If you’re not sure which survey is the right choice for your property, take a look at our handy comparison table or ask one of our expert surveyors to advise. Moving house involves a significant investment of time, money and effort. While it might be tempting to avoid the additional expense of a property survey, a detailed report by a qualified independent professional is undoubtedly the best way to understand the condition of a building before you buy it. With the full facts at your disposal, you are empowered to make an informed decision about how to proceed with the transaction. [H2] Does a RICS Level 2 Survey include a valuation? At Gowers Surveyors, you have the option to include a market valuation of the property, as well as a reinstatement cost assessment for building insurance purposes, in your survey. The valuation given is based on the current condition as found during the site visit. The value may be lower than the agreed purchase price if expensive repairs are found to be needed. Should this be the case, you would be perfectly within your rights to approach the seller with a proposal to lower the price or ask them to carry out the necessary repairs before exchanging contracts. SUB-PAGE (https://gowers.co.uk/services/schedules-of-condition/) Schedule of Condition Survey | Condition Report
[H1] Schedules of Condition A Schedule of Condition is a detailed record of any damage or imperfections within a property or a specific part of a property on the date of inspection. Rated ★★★★★ on Google Get in Touch Home » Surveying Services » Schedules of Condition [H2] When do I need a Schedule of Condition? Schedules of Condition are commonly used for clients that intend to take on a commercial property lease. The objective is to outline the property’s condition before occupation or construction, so that any damage can be properly attributed. This protects tenants from carrying out repairs for which the other party should be held responsible. [H2] What does a Schedule of Condition include? A Schedule of Condition involves a detailed inspection or the property or designated area of the property. The report will contain written notes and photographs and will also include a section to be signed by both the landlord and tenant to agree that this is the condition in which the property should be returned at the end of the lease or renovation project. [H2] Is this similar to a Schedule of Dilapidations? Landlords will typically arrange for a Schedule of Dilapidations to be carried out at the end of a lease to establish whether you have caused any disrepair to the property during your occupation. A lease will often require tenants to hand a property back in the same condition it was when they moved in, making it essential that a Schedule of Condition is carried out to establish the original condition, prior to a Schedule of Dilapidations at the end of a lease. However, their unique features can create unique problems, and historic construction materials and methods will typically demand a very different kind of care than modern building techniques and materials. It's not uncommon to find problems relating to: Solid walls, Old wiring or plumbing, Thatched or stone roofs, Exposed timber, Subsidence, Faulty or non-existent damp-proof course (DPC), Unauthorised modifications to a listed property. Whether the building you intend to buy looks immaculately cared for or is visibly in need of renovation, a professional investigation into its condition will help you to make an informed, confident decision about its purchase."

"@type": "Answer",
"text": "Conducted by a Building Surveyor with in-depth experience of the style and period of your property, a Historic Building Survey includes specific details about the current condition of period building features and the steps you should take in order to maintain them. Examples include advice on how to allow solid walls to breathe, the most appropriate way to manage damp patches and how to make repairs that won't damage the character of the building over time. After a thorough site inspection, you will receive a detailed yet easy-to-read document, containing any observed defects and remedial recommendations. It will also include notes for your legal adviser, bespoke suggestions of how to improve the energy efficiency of the building and any relevant information about the building's listed status designation or conservation area restrictions. As with any of our reports, your surveyor will be happy to go through any questions you may have, and highlight any areas that require further specialist investigation."

{
"@type": "Question",
"name": "What is a RICS Survey Level 2 HomeBuyer Report?",
"acceptedAnswer": {
"@type": "Answer",
"text": "The RICS HomeBuyer Report is a mid-range Level 2 survey that sits between a basic RICS Condition Report and a comprehensive RICS Building Survey. The HomeBuyer Report provides more detailed information than a Level 1 Condition Report and focuses on significant and urgent matters that require immediate attention or may prove expensive to repair. The HomeBuyer Report is less detailed than a full Level 3 Building Survey but provides sufficient information about defects and areas of concern for most modern homes. The survey carried out for a RICS HomeBuyer Report is based on a non-invasive investigation of all visible and accessible areas of the property. This includes internal and external areas, but does not include locked areas, concealed spaces, moving furniture or décor. The report is laid out in a RICS prescribed format and provides information on all areas of the property, including structural movement, damp issues, ceilings, walls, floors, electrical and other services. It also gives valuable information as to legal concerns such as boundaries and access, which may need checking further by your conveyancer. The RICS HomeBuyer Report follows a very clear, easy-to-use structure. A traffic light system indicates the urgency of any defects that are found, with a summary of these given at the start of the report."
}
},
{
"@type": "Question",
"name": "When is a HomeBuyer survey the right choice?",
"acceptedAnswer": {
"@type": "Answer",
"text": "The RICS HomeBuyer Report is suitable for the majority of homes in the UK. It is designed for properties that are of conventional construction and in a reasonable state of repair. This typically applies to homes built in the last 70 years or so, though it is always best to make a judgment on a case by case basis. New builds and recently built properties that are still under warranty by organisations such as the NHBC, LABC or Premier Guarantees, may require nothing more than a RICS Condition Report, while non-standard homes, old properties or listed buildings will benefit from a detailed Building Survey. If you're not sure which survey is the right choice for your property, take a look at our handy comparison table or ask one of our expert surveyors direct. Moving house always involves a significant investment of time, money and effort. While it might be tempting to avoid the additional expense of a property survey, a detailed report by a qualified independent professional is the best way to understand the condition of a building before you buy it. With the full facts at your disposal, you are empowered to make an informed decision about how to proceed with the transaction."
}
},
{
"@type": "Question",
"name": "Does a RICS HomeBuyer Report include a valuation?",
"acceptedAnswer": {
"@type": "Answer",
"text": "RICS HomeBuyer Reports don't always include a property valuation – it depends on the Chartered Surveyor practice you employ, so make sure you double check. At Gowers Surveyors, you have the option to include a market valuation of the property, as well as a reinstatement cost assessment for building insurance purposes, in your HomeBuyer Report. The valuation given is based on the current condition as found during the survey visit. This may be lower than the agreed purchase price if expensive repairs are found to be needed. Should this be the case, you would be perfectly within your rights to approach the seller with a proposal to renegotiate the price, or ask them to carry out necessary repairs before exchanging contracts. Of course, Gowers Surveyors can also carry out standalone residential property valuations for homes in Cambridge, Stamford and Peterborough. Our team can deliver an accurate market value and potential sale price, and offer a rental value figure too, where required."

Your Diagnosis
Before revealing the machine’s verdict, predict the BS score for each signal. Higher = more BS (more fluff, less verifiable substance). Drag each slider, then submit to compare your judgment against the engine.
Stuck? Reveal the heuristic lens — how the deterministic page-auditor reads each signal (no AI, pure pattern rules)
These are the structural rules a local, deterministic auditor applies — the same lens you can use to judge each signal. They describe what to look for, not this company’s result.
Classify each sentence as substantive or hollow. Grounding markers — numbers, currencies, dates, technical units, named entities — outweigh marketing adjectives. When fluff sits right next to hard evidence, the fluff is forgiven.
Pull the main entities out of the H1, then check whether they actually recur through the body. A page that announces one thing and then talks about another drifts. Headings with no real sentences underneath read as pseudo-substance.
Count trust words (review, testimonial, rating, verified) against real outbound proof links (Google, Trustpilot, Clutch, G2, Yelp). Lots of trust language with zero verification links is trust theatre. Unlinked logo galleries count against it.
Look at how much sentence length varies. Natural writing varies its rhythm; templated or mass-produced copy is statistically uniform. Very low variation reads as commodity content — unless unique named entities break the pattern.
Inspect the JSON-LD. Is there an Organization or Person schema, and does it carry sameAs links to real external profiles (LinkedIn, socials)? Missing schema or no identity declaration signals an anonymous entity.
Want to apply this lens yourself? The free BS Indicator Chrome extension runs these heuristic checks live on any page. Bear in mind it is a single-page, deterministic tool — it relies only on pattern rules for the page in front of it and does not perform the cross-page semantic correlation this audit uses, so its readout is a starting lens, not the full verdict.
Based on 435 businesses audited.
Real Estate, Property & Lettings BS: Gowers Surveyors (www.gowers.co.uk)
A rare high-substance property site that prioritizes technical specifications over marketing vaporware. The forensic depth provided on building eras and specific survey levels effectively neutralizes its minor reliance on industry clichés. It is an authoritative digital footprint for a specialized professional practice.
Replace text-block testimonials with a verified RICS or Google Reviews API feed to eliminate trust theatre points. Include a ‘Sample Report’ download section to provide physical substance to the claims of ‘next level detail’ and ‘132-page reports.’ Add direct outbound links to the RICS and SPAB registries to verify membership claims independently. Diversify the ‘Interested in our services’ CTA text to reduce the template boilerplate footprint across the sub-pages.
The content is an exact match for the Chartered Surveying industry. It strictly adheres to RICS (Royal Institution of Chartered Surveyors) terminology, defining Level 1, 2, and 3 surveys with technical accuracy that aligns with professional regulatory standards.
“The score of 19 is driven primarily by technical Trust Theatre (8 points) due to the absence of proof links for 70+ reviews. Information Density (3 points) and Commodity Fingerprint (4 points) added minor weight for standard industry jargon. The site achieved perfect 0 scores in Semantic Coherence and Identity/Authority due to its high technical alignment and verified expert schema.”
