Buying a house is one of the biggest financial commitments that most of us will ever make. Understandably, you want to know you’re making the right decision. Surveys help you learn more about the property you want to buy, so that you feel completely confident about your purchase. We work closely with local RICS qualified surveyors that are able to offer a range of surveys to suit your needs, whether you’re a first-time buyer or an experienced mover. We are also able to give you advice and insights that can help you renegotiate, budget or plan for any works you may need to carry out on your new home.

[H4] Exchange of Contracts
After your survey & searches are completed, your solicitor will raise any further enquiries to the vendor’s solicitor (‘Vendor’ is the owner of the property you’re buying). There can sometimes be some back & forth during this stage of the process. Once all enquiries are satisfied, you will transfer your deposit to the solicitor. They will proceed to exchange contracts and then at this point, the sale is legally binding. A date for completion will be set shortly afterwards and you can begin the final preparations.

[H4] What is Stamp Duty?
Stamp Duty Land Tax (SDLT) is the tax that must be paid when you purchase a property or a piece of land. The amount of money required for stamp duty depends on the overall price of the property as well as factors like whether it is residential or non-residential and whether or not you are a First Time Buyer.
[H4] How much will you pay?
First-time buyers in England and Northern Ireland are not required to pay stamp duty. This applies to any purchase up to £300,000 of a main residential property if it costs less than £500,000.
If the property is worth between £125,001 and £250,000, the stamp duty land tax rate is 2%. So if the property was valued at £250,000, you have to pay an extra £2,500 in stamp duty tax.
For the next £675,000, the rate is 5%. If the property you are purchasing was valued between £250,001 and £925,000 bracket, the buyer will not pay any stamp duty on the first £125,000 but will pay a 2% rate on the next £125,000 and a 5% rate on the following £675,000.
In Wales, they are exempt from land transaction tax on the initial £180,000 of their home. In Scotland, they don’t have to pay land and buildings transaction tax on the first £175,000 of the sale.

Arranging a free no obligation valuation couldn’t be easier. For a face to face valuation, you’ll be visited by either one of our Directors, Shaun or Jake. For a virtual online valuation, you can either send us some photos of your property via whatsapp, or we can arrange a video call.
Either way, we will conduct an in depth market appraisal of your property, discussing key points including the valuation, a marketing strategy plus much more. After we’ve conducted the appointment, you’ll receive a valuation report.

Once you’ve given us the go ahead and chosen a flexible fixed fee option that suits you, we will arrange a suitable date & time to grab some photos. During this appointment, we will also take measurements & sketch a floor plan. We will then proceed to create your advert. Once done, we will provide you with a draft of the advert, enabling you to make any changes before we sign it off.

Thanks to our flexible methods of communication & longer opening hours, we’re able to process viewing requests around the clock & outside of normal office working hours. Want us to take care of your viewings and carry out the extra leg work? No problem, we’re here to help. Alternatively, potential buyers can view your home via the comfort of their own thanks to our virtual 3D tours.

Offers can also be submitted around the clock, thanks to our ‘make an offer’ button. Don’t worry though, you can still make an offer by giving us a call or by reaching out via any one of our flexible contact methods.
When dealing with all offers on your behalf, we make sure that every client’s proof of funds is verified. Once we’ve used our expert negotiating skills to achieve the best possible price, solicitors will be allocated to both you & the buyer. We will then issue sales memorandums via email to both sets of solicitors.

[H4] Sales Progression
Once memo’s are received, the solicitors will issue a property information pack which you will need to sign & return ASAP.. After this, the buyer will normally instruct a survey & searches on the property. Once this is completed, your buyer will receive their mortgage offer confirming their lender is happy to provide them with a mortgage. The buyer’s solicitor will raise any further enquiries to your solicitor (There can sometimes be some back & forth during this stage of the process). Once all enquiries are satisfied and the buyer pays their deposit, contracts will proceed to exchange. At this point, the sale is legally binding, a date will be set and you can begin the final preparations!

When it comes to selling your property with Turner Dooley, rest assured we’re here to guide you through every step of the process.
Firstly, when negotiating all offers on your behalf, we call upon our years of negotiation experience to ensure that we get you the very best price.. We also make sure that every client’s proof of funds and mortgage is verified.
Once we’ve helped you tie the deal up and solicitors are allocated, we email sales memorandums to both sets of solicitors (buyers & sellers). From here, the solicitors issue a property information pack which you will need to sign & return.
After this, the buyer will normally instruct a survey & searches on the property. From here, the buyer’s solicitor will raise any further enquiries to your solicitor. There can sometimes be a lot of back & forth during this stage of the process, however, once enquiries are all settled and the buyer pays their deposit, contracts will exchange. At this point, the sale is legally binding, a date will be set and you can begin the final preparations!
Lastly, will be the transfer of monies and the handing over of keys.
