Red Flags: no professional body membership displayed, no client money protection evidence, fees available only on request, sold claims without verifiable evidence…
Semantic Drift Patterns: homepage claims luxury property specialist but listings are average stock, claims local expertise but covers an unrealistically wide area, homepage promises marketing package but services page is basic listing, claims investment expertise but no investment-specific services offered…
Proof Expectations: Propertymark or RICS membership details, client money protection certificate, current property listings with real images, specific sold or let track record with evidence…

[H1] Complaints Procedure

We are committed to providing a professional service to all our clients and customers. When something goes wrong, we need you to tell us about it. This will help us to improve our standards.

If you have a complaint, please put it in writing, including as much detail as possible. We will then respond in line with the timeframes set out below (if you feel we have not sought to address your complaints within eight weeks, you may be able to refer your complaint to the Property Ombudsman to consider without our final viewpoint on the matter).

What will happen next?

We will send you a letter acknowledging receipt of you complaint within three working days of receiving it, enclosing a copy of this procedure.
We will then investigate your complaint. This will normally be dealt with by the office manager who will review your file and speak to the member of staff who dealt with you. A formal written outcome of our investigation will be sent to you within 15 working days of sending the acknowledgement letter.
If, at this stage, you are still not satisfied, you should contact us again and we will arrange for a separate review to take place by a senior member of staff.
We will write to you within 15 working days of receiving your request for a review, confirming our final viewpoint on the matter.

If you remain dissatisfied, you can then contact The Property Ombudsman to request an independent review:

The Property Ombudsman Ltd
Milford House
43-45 Milford Street
Salisbury
Wiltshire

www.tpos.co.uk

Please note the following:

You will need to submit your complaint to The Property Ombudsman within 12 months of receiving our final viewpoint letter, including any evidence to support your case.

The Property Ombudsman requires that all complaints are addressed through this in-house complaints procedure, before being submitted for an independent review.

[H1] Selling Your House

If you're thinking about selling your home, here are a few handy tips from us.

[H3] Working with your agent

Work with your agent and make them work for you. At Vendoors, we believe every seller and their home is unique. We'd like you to tell us what made you fall in love with your home and what you enjoy most about it now. We'll highlight this information when we start marketing your home to like-minded buyers.

Make sure your agent is aware of your situation, too. If you are just testing the water and aren't 100% committed to moving, they need to know. Likewise, if you can't move for six months, or, if you need to move like, yesterday, tell your agent and they may be able to regulate the pace of the sale.

Listen to your agent's advice. They do know the local market and fundamentally, they have your interests at heart.

[H3] Money matters

Settling on an asking price will be one of the biggest decisions you make in this process. Invite a selection of local agents to come in and value your property, but don't just go with the agent that provides the highest valuation and/or the lowest fee. An over-inflated asking price may really inhibit the speed of the sale. A low agent fee may mean you get a mediocre service at best.

Do your own research on the Land Registry website and find out what similar properties to yours have sold for in the area. If an agent gives you a much higher valuation than the others, ask them to provide examples of comparable sales.

[H3] Preparing your home

There's no avoiding those little DIY jobs that have been waiting to be done for years when you are looking to sell. Take some time to fix those loose floorboards, finish paint jobs, nail down the squeaking floorboard and fit the last skirting board. These details matter.

Once that's done, have a good clear out. Get rid of any clutter and thin out your personal items, like bulky ornaments, family photographs, paperwork and toys. This gives buyers the space to visualise themselves living in your house.

Top Ten Tips for Selling Your Home

Instruct Vendoors of Boston: We have the latest technology to expose your property to greater audience as well as vast local experience.
Delightful Decor: Touch up and scuffs and scrapes with a spot of fresh paint.
Clutter Free: Help the buyers visualise the space by de-cluttering your house.
Freshen Up: make sure your property smells fresh and clean. Banish any cigarette or pet smells, open some windows and brew some coffee.
Kerb Appeal: First impressions count, so make sure the front of your property looks inviting. Attractive pot plants and a weed free garden can make all the difference.
Spring Clean: Dust away all those cobwebs, polish your furniture and clean your windows to give potential buyers a good first impression.
Fix it: From a leaking tap to replacing your light bulbs make sure all those little fixing jobs are done and dusted-work in progress ends out the wrong message to potential buyers.
Accessorise: Add those finishing touches with fresh flowers and lighting to create a welcoming atmosphere.
Depersonalise: Buyers need to make their own personal connection with your home. Remember it’s easier for visitors to work from a blank canvas.
Be Realistic; We’ll keep you up to date and advise you on the changing market conditions that may affect the selling price of your home.

Your Diagnosis

Before revealing the machine’s verdict, predict the BS score for each signal. Higher = more BS (more fluff, less verifiable substance). Drag each slider, then submit to compare your judgment against the engine.

Information Density 0 / 30
Read the Narrative & headings: do hard facts (prices, dates, numbers) outweigh fluff power-words?
Semantic Coherence 0 / 20
Compare the homepage promise against the sub-page reality. Do they hold the same line?
Trust & Proof 0 / 20
Weigh review mentions against actual external proof links. Claims without verification = theatre.
Commodity Fingerprint 0 / 15
Check headings & narrative against the industry clichés in the setup above.
Identity & Authority 0 / 15
Inspect the schema: is there real Organization/Person identity with sameAs links, or gaps?
Your predicted BS score 0 / 100
💡 Stuck? Reveal the heuristic lens — how the deterministic page-auditor reads each signal (no AI, pure pattern rules)

These are the structural rules a local, deterministic auditor applies — the same lens you can use to judge each signal. They describe what to look for, not this company’s result.

Information Density

Classify each sentence as substantive or hollow. Grounding markers — numbers, currencies, dates, technical units, named entities — outweigh marketing adjectives. When fluff sits right next to hard evidence, the fluff is forgiven.

Semantic Alignment

Pull the main entities out of the H1, then check whether they actually recur through the body. A page that announces one thing and then talks about another drifts. Headings with no real sentences underneath read as pseudo-substance.

Trust & Proof

Count trust words (review, testimonial, rating, verified) against real outbound proof links (Google, Trustpilot, Clutch, G2, Yelp). Lots of trust language with zero verification links is trust theatre. Unlinked logo galleries count against it.

Commodity Fingerprint

Look at how much sentence length varies. Natural writing varies its rhythm; templated or mass-produced copy is statistically uniform. Very low variation reads as commodity content — unless unique named entities break the pattern.

Identity & Authority

Inspect the JSON-LD. Is there an Organization or Person schema, and does it carry sameAs links to real external profiles (LinkedIn, socials)? Missing schema or no identity declaration signals an anonymous entity.

Want to apply this lens yourself? The free BS Indicator Chrome extension runs these heuristic checks live on any page. Bear in mind it is a single-page, deterministic tool — it relies only on pattern rules for the page in front of it and does not perform the cross-page semantic correlation this audit uses, so its readout is a starting lens, not the full verdict.

Vendoors presents a credible commercial offer with its fixed-fee model, but the digital execution is hollow, characterized by broken tool promises and a total lack of structured identity. The site is a victim of semantic drift, promising instant digital tools on the homepage that lead to empty sub-pages. It functions more as a digital business card than the technology-driven agency it claims to be.

Immediately populate the valuation page with either the promised tool or a clear contact form to resolve the major semantic drift. Implement Organization and Person schema to name the senior staff and office manager, linking them to professional profiles to close the authority gap. Replace the generic Selling Your House tips with local Boston market data or recent case studies of local sales. Add direct verification links to the TPOS and NAEA member registers.

The site content confirms its operation as a regional estate agency based in Boston, Lincolnshire. It provides residential property listings and related services such as valuations and complaints procedures aligned with UK property regulations.

“The score of 59 is driven primarily by technical failure and authority gaps, including a null schema identity and a broken valuation signal. While the fixed-fee pricing provides a substance anchor, it is outweighed by the commodity boilerplate and the lack of verifiable proof for high-level performance claims. The presence of a 404 page in the primary crawl further penalizes the technical credibility of the brand.”
