Policy documents Leaseholder policy support Commercial landlord insurance Policy documents Property types explained Buy-to-let insurance Making a claim Landlord advice Premiums explained Landlord insurance with cover for students tenants Multi-property landlord insurance [H2] What is landlord insurance? Landlord insurance is a specialist type of cover designed to protect residential properties that are rented out to tenants. Unlike standard home insurance, it takes into account the unique risks landlords face, including damage caused by tenants, fire, flooding, storms, theft, and more. [H2] What does landlord insurance cover? Landlord insurance covers many different things, with specific covers varying between insurers. However, it will always include buildings insurance and property owners liability as standard. What's covered: Buildings insuranceTo cover structural damage caused by fire, flood, storms, and other insured events Property owners’ liabilityProtects you against third-party claims if someone is injured on the property or if their property is damaged due to your negligence. This can include slip and trips, injuries caused by unsafe conditions, or damages caused by inadequate maintenance. Accidental damageIf someone accidentally damages your property, you’ll be covered for repairing the damage Subsidence coverProtects you if a land shift under your property causes considerable structural damage. Please note: in some cases this cover is not included as standard, but as an additional cover. Alternative accommodation for your tenantsIf your property becomes unliveable due to a valid claim and your tenants don’t have their own cover, we’ll help arrange alternative accommodation for them. Cables and underground pipes coverWe’ll pay you for the costs incurred following damage to pipes or cables, including essential utilities such as electricity, gas, and water. Get a landlord insurance quote [H2] Protecting a commercial property? If your property is being let to a business for their commercial use then standard landlord insurance isn’t going to cover you – you’ll need Commercial Landlord Insurance instead. Commercial Landlord is typically for landlords who are letting out business premises - such as shops, garages, or offices. But it also applies if you’re letting what would normally be considered a residential property (e.g., a house) to a tenant who is using it as a business location. Please note: if the property you’re letting is still primarily used as a residence and you have agreed that your tenant can use part of that property for their business, then standard landlord insurance still covers you. Get commercial landlord insurance [H2] What doesn't landlord insurance cover? There are certain things that landlord insurance doesn’t cover as standard. Here are a few of the most common. What's not covered: Common wear and tearHappens over time, so if the damage to your property is because of natural aging of the building or standard use of the property then you won’t be covered for those type of repairs. Please note: It is the landlord’s responsibility to maintain the property and to cover the cost of any necessary repairs. Landlord insurance will only cover damage following an insurance event such as an extreme weather event or a break in, for example. Your tenant's contentsAren’t covered by your landlord insurance. Your cover only extends to contents you’ve supplied to a tenant, and you must choose this cover when getting your quote. It doesn’t cover a tenant’s personal contents once they move into your property. If a tenant requires cover for their own items, they will need to purchase renters and tenants’ insurance. Unoccupied buildings (over 45 days)You must let us know if your property becomes unoccupied. Once your property becomes unoccupied, you’ll have 45 days full cover, after which your cover will be reduced and an unoccupancy condition applied. Certain types of damage are excluded if the property is unoccupied. [H2] What property types does landlord insurance cover? [IMG: Illustration of a house] [H3] Landlord policies can cover any of the following property types: Bungalow House (detached) House (semi-detached) House (terrace) Individual flat Converted flat Choosing the correct property type is vital when you’re getting a quote as it will impact the price you pay. If you’re not 100% sure how to classify your property, take a look at our handy guide: Property Types Explained | AXA UK Get a landlord insurance quote [H4] Do you need landlord insurance in the UK? While landlord insurance isn’t legally required, it’s highly recommended for anyone renting out a property. Standard home insurance won’t cover many risks unique to rental properties and without landlord insurance, you could face significant out-of-pocket expenses. For example, if a tenant accidentally causes a fire that damages your property, repair costs could skyrocket. Without insurance, you’d have to cover these costs yourself, along with any legal fees if a tenant or a visitor is injured. This could quickly reduce your rental profits or even put your investment at risk. Additionally, many mortgage lenders require landlord insurance as part of their buy-to-let mortgage conditions. Not having the right cover could jeopardise your mortgage agreement. Get a landlord insurance quote [H2] How much does landlord insurance cost? Landlord insurance costs from £14* a month, though the price you’ll pay for your policy is unique to your property and needs. *10% of our customers paid this or less between January and March 2026. [H2] What can affect how much your policy costs? The price you pay for landlord insurance depends on a range of factors. Here are some of the main things that can influence your premium: Rebuild cost (rebuilding sum insured) This is the amount it would cost to fully rebuild your property if it were destroyed. It should include not just the structure, but also labour, materials, professional charges (e.g., architectural drawings), debris removal, outbuildings, and garden features. Accurately estimating this figure is key to avoiding underinsurance. Optional extras Adding extra protection, such as cover for loss of rent, legal expenses, or accidental damage, will increase your premium, but also provide greater peace of mind. Property details The type, age, size, and condition of your property all impact your quote. For example, whether it’s a flat or a house, and how many bedrooms and bathrooms it has, can make a difference. Location Where your property is based affects pricing. Claims history If you’ve made insurance claims in the past that relate to the property you’re trying to cover, especially recently, this may increase the cost of your new policy. Number of properties You can cover up to 10 rental properties under one AXA policy. The more properties you include, the higher the total cost, though this is often more cost-effective than arranging separate policies. [H2] How to avoid underinsurance Underinsurance happens when the rebuilding sum you’ve given us isn’t accurate. This can happen for the following reasons: Valuing assets incorrectly – i.e., not accounting for inflation or the work you’ve undertaken previously Excluding the costs of repairing or rebuilding your property, such as debris removal, etc. Not considering the cost of rebuilding an older property to a modern standard of construction Not counting the cost of professional involvement – i.e., planning works, architectural fees, landscaping, etc. Learn how to protect yourself against underinsurance by following our step-by-step guide below. DID YOU KNOWLearn how to protect yourself against underinsurance by step-by-step guide below. Understanding underinsurance [H2] What is the difference between ‘fixtures and fittings’ and ‘contents’? Understanding the difference between fixtures and fittings and contents is important when choosing the right landlord insurance cover. Each is treated differently under your policy, and knowing what’s protected, can help you avoid gaps in cover. [H3] Fixtures and Fittings Fixtures and fittings refer to items that are attached to the property and are considered part of its structure. These can include things like built-in wardrobes, fitted kitchens, bathroom suites, and integrated appliances. Because they’re fixed in place and form part of the property’s value, damage to these items is usually covered under buildings insurance. [H3] Contents insurance Contents are the movable items you provide for your tenants’ use — such as beds, sofas, lamps, and freestanding white goods. These are not permanently fixed and can be removed or replaced more easily. Contents insurance covers these items against theft, fire, or accidental damage. It’s important to remember that landlord contents insurance only covers items you own. Your tenants’ personal belongings are not included and should be insured by the tenant separately. PLEASE NOTEYour landlord insurance doesn’t cover your tenants’ possessions, and it’s better for the tenant to arrange their own contents insurance. [H2] Frequently asked questions What is a rebuilding sum? Imagine your property has suffered a total loss – for example, been burned down in a fire. Now, consider every step you would need to take to clear that site and get your property rebuilt. That figure is your rebuilding sum. It should include the price of debris removal, labour and materials, design work and furnishing. What is the difference between home insurance and buildings insurance? Home insurance is a personal product as it relates to the home you live in. Landlord insurance protects a property that you own for the purpose of earning an income. To find out more, check out our guide to home insurance vs landlord insurance. Are boilers covered by landlord insurance? Most landlord insurance policies do not cover boilers as standard, though some providers will offer this as an optional extra. Please note: not all providers offer boiler cover, so be sure to check before you purchase cover. How do I make a claim on my landlord insurance policy? If you need to make a claim on your landlord insurance you should first do what you can to prevent any further damage, and don’t try to settle the claim before you’ve spoken to us. However, if your claim is the result of malicious intent or criminal activity, make sure you contact the police in the first instance and get a crime reference number. Otherwise, to make a claim you can follow the step-by-step process outlined on our dedicated guide here: How to make a landlord insurance claim. What is property owners' liability? Property owners' liability protects you if a third party injures themselves on your property due to negligence on the landlord’s part. For example, a slate blowing off the property’s roof or a banister not being properly secured. In cases like this, you’re covered for the cost of any claims or damages made because of the injury. As a landlord, you’ll have a desire to protect your property. But you also have a duty of care and potential liability if a third party (e.g., a tenant or a tradesman) is injured in your property. For example, if your tenant trips on a badly fitted carpet and breaks a leg, they might make a claim against you. If you’re found to be at fault, this will help you pay any costs/damages they are awarded. What is the process for adding additional properties to an existing landlord insurance policy? Adding a new property is an easy process that you can do either during the policy period by logging into your AXA account, or at renewal, as long as the maximum number of properties covered is below 10. Please note: adding properties to your policy may result in a change to your premium. What is loss of rent insurance? This covers the loss of rent that your tenant would have paid you if the building becomes uninhabitable following a loss. Can I get landlord insurance for short-term rental properties, such as holiday lets? No, we don’t offer cover for properties that are being used for short-term rentals, such as Airbnb. AXA landlord insurance cover properties where the tenants living in your home are under a tenancy agreement. Do you cover owner occupied properties? No, we don’t offer cover for properties occupied by the owner. Are there any specific requirements for landlord insurance if I have student tenants? No, there are no specific requirements for landlords who let their properties out to students. There may be a slightly different price for your cover, as students are likely to have a higher rate of accidental damage and escape of water claims, so your cover level will reflect this. What is the process for transferring landlord insurance to a new owner if I sell the rental property? There is no transfer process for your landlord insurance if you sell the property. If you sell the property you’re insuring you’ll need to cancel your landlord insurance policy. If the new owner intends rent the property out, it is their responsibility to arrange a new landlord insurance policy. [H2] Time to protect your property? Property is a huge investment, so don’t let that investment go to waste when something goes wrong. Protect your property today and Future You will thank you. Trustpilot [H2] Frequently asked questions How much does car insurance cost? The average cost of car insurance in the UK is £5114, however the cost of your car insurance depends on a wide variety of factors. For example, younger, less experienced drivers tend to have higher premiums than more experienced drivers. To find out how much your AXA car insurance will cost, get a quick online quote. What factors affect car insurance prices? When deciding your price, we'll consider things like your age, address, occupation, car details and any previous claims or convictions, so your quote may be higher or much lower than the average. For more information see our guide on how your premium is split. How can I lower the cost of car insurance? There’s plenty you can do to reduce the cost of car insurance. For example, you might choose to pay annually instead of monthly, so you don't need to pay interest. As for reducing your car insurance quote, can you improve the car's security by keeping it on a driveway or in a garage instead of on the street? Make sure your annual mileage estimate is as accurate as possible. If your mileage changes during the year, you can update it in your online account. It's important to make sure you're fully covered for everything you need, so make sure to list the most up-to-date and accurate information on your quote. Do I need a credit check to buy car insurance? This depends on how you pay for your insurance. If you pay annually, there's no need to carry out a credit check. However, if you pay monthly, a credit check will be carried out to set up a credit agreement. A record of this search will remain on your credit file. Does my car insurance policy allow me to drive someone else's car? It can. But we don't offer this cover to drivers under 25, or people in certain occupations. If your car insurance policy provides cover for you to drive other cars (you must check section 5 of your certificate of motor insurance to see if you have it) then you'll be protected, provided: You don't own or haven't hired the car under a hire purchase or lease hire agreement There's valid cover for the car under another insurance policy You have the owner's permission to drive the car It's being driven in Great Britain You have the owner's permission You're using the car for the purposes stated on your certificate of motor insurance Is it worth protecting my No Claims Discount on my car insurance? Yes. It'll save you money, so you'll want to keep it safe. If you qualify for it, then you can add No Claims Discount protection when you buy a new car insurance policy or renew your insurance. And if you forget, you can add it up to 30 days afterwards. It'll allow you to make one claim in one policy year, or two claims in three consecutive policy years – without losing your well-earned discount. Find out more about protecting your No Claims Discount How do I make a car insurance claim? You can register most claims with us through your online account. This can be done any time of the day, and is by far the easiest and quickest way to make your claim. Your Diagnosis
Before revealing the machine’s verdict, predict the BS score for each signal. Higher = more BS (more fluff, less verifiable substance). Drag each slider, then submit to compare your judgment against the engine.
Stuck? Reveal the heuristic lens — how the deterministic page-auditor reads each signal (no AI, pure pattern rules)
These are the structural rules a local, deterministic auditor applies — the same lens you can use to judge each signal. They describe what to look for, not this company’s result.
Classify each sentence as substantive or hollow. Grounding markers — numbers, currencies, dates, technical units, named entities — outweigh marketing adjectives. When fluff sits right next to hard evidence, the fluff is forgiven.
Pull the main entities out of the H1, then check whether they actually recur through the body. A page that announces one thing and then talks about another drifts. Headings with no real sentences underneath read as pseudo-substance.
Count trust words (review, testimonial, rating, verified) against real outbound proof links (Google, Trustpilot, Clutch, G2, Yelp). Lots of trust language with zero verification links is trust theatre. Unlinked logo galleries count against it.
Look at how much sentence length varies. Natural writing varies its rhythm; templated or mass-produced copy is statistically uniform. Very low variation reads as commodity content — unless unique named entities break the pattern.
Inspect the JSON-LD. Is there an Organization or Person schema, and does it carry sameAs links to real external profiles (LinkedIn, socials)? Missing schema or no identity declaration signals an anonymous entity.
Want to apply this lens yourself? The free BS Indicator Chrome extension runs these heuristic checks live on any page. Bear in mind it is a single-page, deterministic tool — it relies only on pattern rules for the page in front of it and does not perform the cross-page semantic correlation this audit uses, so its readout is a starting lens, not the full verdict.
Based on 1230 businesses audited.
AXA UK has 23.7 points less BS than the average for Financial Services, Banking & Insurance.
Financial Services, Banking & Insurance BS: AXA UK (axa.co.uk)
AXA UK presents a low-BS profile by grounding corporate platitudes in hard data and specific coverage limits. While the branding language is generic, the technical implementation and price-transparency indicate a high-substance operation. It is a textbook example of a commodity service that avoids bullshit through statistical transparency.
To further reduce the BS score, AXA should replace the ‘Cover that Cares’ branding with a ‘Service Level Commitment’ specifying average claim resolution times. They should move the FCA registration number from the footer to the header for immediate regulatory authority. Finally, they should replace generic ‘happy customer’ imagery with case-study snippets that detail complex claims successfully settled.
The site is perfectly aligned with the Financial Services and Insurance sector. The content focus is entirely on risk mitigation, policy documentation, and quotation engines for personal and commercial lines.
“The score of 20 was driven primarily by the Commodity Fingerprint pillar (8 points) due to the site's reliance on standard industry clichés and templates. Minor points were added in Information Density (7 points) for the presence of brand-level slogans. The remaining pillars scored near zero due to robust schema, consistent messaging, and high data specificity.”
