Equity release is a way to unlock the capital tied up in your home in one cash lump sum or in several smaller amounts, or as a combination of both. You can only get equity release if you own your home and are over the aged of 55.
An equity release broker is a completely independent intermediary for clients seeking to release equity from their property. An equity release broker offers market intelligence and acts as an agent for the customer, providing personalised advice. Equity release brokers make their money by charging a fee or commission for tailored equity release solutions.
There are costs involved with equity release. These are the fees for independent financial advice, the mortgage lenders charge and the property valuation or survey fee required to get a current market value of your property.
There is also the interest accumulated through lifetime mortgage plans, but this isn’t an immediate cost – it is rolled-up until the end of the loan (when you die), at which point it is payable by your estate.
No, you do not pay any direct tax on the money you receive from an equity release plan. It is not classed as a capital gain because you are borrowing money against your home. However, if you invest your tax-free cash in ISAs or other savings accounts, you may have to pay tax on any growth. Releasing equity from your house will reduce the value of your estate so it could actually reduce your Inheritance Tax bill when you die.

With John’s help over a two year period we have managed (finally!) to complete a long term plan to raise a lifetime mortgage secured against our “downsize” home. There were difficulties to circumvent. The property was a new build apartment which we had committed to purchase at the “hole in the ground” stage of a large apartment development. Although that matter had been dismissed as “no problem at all” by other advisers this did turn out to be a real problem in practice – a problem which was further compounded by long delays in the build programme due to pandemic effects on materials and labour availability.
Eventually we had to raise the cash to complete the purchase of the property by liquidating our income generating savings – but we then found, even as 100% owners, that we were still getting multiple rejections from Lifetime Mortgage providers (all of them – as it turned out!). It was John who discovered the cause of these setbacks – a combination of an obscure effect of unintended implications in the drafting of the 1988 Housing Act and the proposed level of ground rent defined in the lease of our downsize property. (This problem should have been discovered by our solicitor before we signed the contract of course – but it was not)
Using his effective relationship with lifetime mortgage providers John managed to persuade a provider to amend their standard lending terms to allow our application to proceed – which I understand is virtually unheard of.
With John’s help we have now completed the final stage of our “later life” financial plan – a lifetime mortgage secured against our “downsize and forever” new home. This has released the cash we had raised to complete the purchase and income streams can therefore now be restored. And we can get on with enjoying the rest of our lives.

Equity release refers to a range of financial products that let you access the equity (cash) tied up in your home if you are over the age of 55. You can take the money you release as a lump sum or in several smaller amounts or as a combination of both. You don’t need to have a fully paid off mortgage in order to be eligible for equity release.

What is a Lifetime Mortgage?

With a Lifetime Mortgage, you take out a mortgage secured on your property provided it is your main residence, while retaining ownership. You can choose to ringfence some of the value of your property as an inheritance for your family. You can choose to make repayments or let the interest roll up. The loan amount and any accrued interest is paid back when you move into long-term care, or when you pass away.
If you have no-one to leave your assets to after your death, this could be a sensible way to raise cash in your autumn years. If you have someone you wish to inherit, taking out a Lifetime Mortgage means there is likely to be less to pass on to them.

What is a Home Reversion Plan?

You need to be aged 65+ to qualify for a Home Reversion Plan. This involved the sale of part or all of your home to a home reversion provider in return for a lump sum or regular payments. You have the right to continue living in the property rent free until you pass away, but you have to maintain and insure the building.
You can ringfence a percentage of your property for later use, possibly for inheritance. The percentage you retain will always remain the same regardless of the change in property values, unless you decide to take more cash releases further down the line. At the end of the plan your property is sold and the sale proceeds are shared according to the remaining proportions of ownership.
While Lifetime Mortgage have fixed or capped interest rates, Home Reversion Plans have fixed ownership percentages. This makes them more financially favourable in a static housing market, and less favourable if property prices rise significantly.

The equity in your home is calculated as the market value of the property, from which any outstanding mortgage or other debts secured on it have been deducted. Over the past decades, property values in the UK have risen substantially, meaning you could have accumulated a large amount of equity in your home if you bought it some time ago, and even more so if you own your home outright.
As an example, if your home has been valued at £400,000 and your mortgage is paid off, the equity you have in your home is £400,000. If your home has been valued at £400,000 and there is an outstanding mortgage of £100,000 still to pay, your equity would be £300,000.

There is a growing number of traditional lenders (particularly building societies) in the mainstream mortgage market who will lend beyond the traditional retirement age of 65 subject to affordability.
This therefore requires suitable income sources ie employment, self-employment and pensions (state and private) with some even using investment and rental property profits. With a standard interest-only mortgage, only the interest is being repaid every month for a fixed period. With an RIO, there is no fixed term; instead the loan will be repaid when you sell the property, move into long-term care or pass away.
