We stayed in the Oak Cave for one night and it was brilliant. It was nice and tidy, check in was easy and the staff were lovely. The hot tub was easily booked and we had a go on the buggy’s which were great. Will definitely be staying again and would recommend to anyone looking a night or 2 away.

Lovely couple of days away, the views are spectacular. Ross was very friendly and helpful, all amenities were perfect. Forest parks near by, we took a walk around Roe Valley Country Park, Binevenagh Forest and Gortmore.

Really enjoyed our one night stay at the Hazel waterfall cave. The accommodation was finished to a really high standard. Comfy bed, good shower and a nice kitchen area. We also made use of the gas BBQ and fire pit. Really relaxing stay, looking out over the lake. Would also recommend renting out the buggy to go round the trails and take in the spectacular views.

[H2] Much needed break

Just returned from a two day break. We stayed in the hazel cave. We arrived a bit early but it wasn't a problem. Ross was more than helpful & very welcoming. The cave & location was prefect for a relaxing getaway. The caves are overlooking the lakes are quite private. The cave was spotless & everything you needed was in it. Bed was very comfortable. The log burners outside were fantastic made up everyday by Paula & you just had to light them at night. The hot tub was great. The views are amazing especially from the viewpoint. Will definitely return & would recommend it.

[H2] Amazing camping site

We stayed here last week this place is so lovely, family run site owners were lovely Paula and Ross chatted away to us and kids everyday. Stunning views of the sunset, so much to keep kids entertained, bouncy disco dome, animals, 2 lovely fishing lakes, park, we also really loved going out on the buggy!! The camp fires were so lovely all lit outside the tents at night very pretty. Can't wait to get booked again.

All bookings will follow the Terms Waterfall Caves and Turnaround Houses. If you decide to make an online reservation on our website, you will be linked to a Booking Engine provided by our partner, Checkfront. All information is sent securely and is protected against disclosure to third parties. Checkfront is certified as compliant with PCI DSS (Payment Card Industry Data Security Standards). [H2] Payments
Our payments are collected and processed securely by Paypal.
Payments can be made securely by card (credit or debit) or processed via user Paypal account.
[H2] Deposit
A 50% deposit is required at time of booking with the balance payable on or before 7 days prior to arrival date.If your stay is within 7 days of arrival date, the full balance is payable at time of booking.
Failure to pay balance as above may result in your reservation being cancelled and the room opened to another guest. This will be at managements discretion.
[H2] Damage Deposit
PLEASE NOTE – A £50 damage deposit may be requested on arrival. (this will be returned asap, providing everything is in order following check out inspection) This will be at managements discretion on arrival.
[H2] Cancellation Policy
If you require to cancel a reservation for any reason, you must notify us by telephone / email and confirm the cancellation in writing.
Bookings can be cancelled ‘Free of Charge’ on or before 14 days prior to arrival date.
If booking is cancelled within 14 days and 7 days of arrival, then deposit will be held.
If booking is cancelled within 7 days of arrival, then full amount paid will be held.

Refunds will be processed within 3 working days from receipt of cancellation email.
[H2] Arrivals & Departures
Standard Check-in times are from 2:30pm to 5:30pm. Check-out time is 11:00am.
Any arrival or departure outside of the above must be organised and agreed prior.
Out of high season, if the property is vacant prior to arrival, or after your departure, we are very happy for you to alter the arrival or departure times by previous arrangement.

The tenant will use the accommodation for private residential holiday purposes only.
All prices are inclusive of electricity and heating. Misuse of either may be charged separately.
All prices include cleaning upon departure, assuming that the accommodation is left in a reasonable order.
The tenant will be responsible for the repair or replacement of any breakages, loss or damage and shall leave the property in a clean neat and tidy condition.
No responsibility is accepted by the proprietors for any loss, damage or injury to the person(s) or property (including vehicles, accessories and contents) whilst within the confines of the Complex or whilst the tenant or any member of the party is engaged in any activity, or any illness arising from and cause whatsoever.
[H2] House Rules
We consider ourselves as the perfect relaxing get away for all guests, therefore we strictly prohibit any parties and loud noise that may cause any upset to guests in neighbouring accommodation. Smoking is not allowed inside caves. Guests must properly clean and put away all dishes as they were on arrival.
All used towels to be placed in shower prior to departure to allow for housekeeping changeover.
[H2] Dog Policy
While dogs are strictly prohibited at Waterfall Caves, small house-trained dogs ‘may’ be allowed in Atlantic View House. A request must be made and accepted prior to arrival. Dogs are strictly not allowed on furniture. Please be advised that a damage deposit may be requested, and a cleaning fee will apply.
Dogs are allowed on the camp site however MUST be kept on a lead at ALL times. Any dog foul must be lifted by the owner and disposed safely in the bins provided.
[H2] Hot Tub
The hot tub is exclusive to Caves guests only and cannot be booked in advance.
The hot tub is available for unlimited use between the hours of 9:00am and 10:00pm, except during cleaning cycle.
Hot tub is charged at a rate of £15 per person for 60 min slot.
Children under 18 are not allowed in hot tub without adult supervision.
Children under 5 years of age are prohibited.
Hot tub is to be used at guests own risk. Please consult with your doctor if you have any medical conditions that would prohibit use of a hot tub.
Fake tan is strictly prohibited in the hot tub. If a guest enters hot tub wearing fake tan, there will be a fixed cleaning fee of £50 that must be paid immediately.
Glass wear is not allowed. Plastic glasses will be provided.
Towels for use whilst in the hot tub are provided at no extra cost.
[H2] Kubota Buggy Hire
Our Kubota buggy is available to hire. This can be arranged on your arrival.
Sessions are 30 minutes or 60 minutes.
A lead driver must be appointed and hold a current UK driving licence. Lead driver will be given safety instructions.
Prices – 30 minutes £15 /  60 minutes  £25.
The lead driver must be aged 18 and take responsibility for all passengers in line with the safety instructions given. Safety measures must be adhered to at all times.

Any additional cleaning that may be required upon your check out for whatever reason may be charged separately (i.e. if the cave or apartment is left in an untidier than normal or unreasonable state)
A fee of £20 per stay is also applicable if you require any additional beds to those already within the property.
Travel cots for small children are available at no extra cost however you must bring your own bedding and pillow for your child as these aren’t supplied for hygiene reasons.
