[H2] Block Management
Choices property management are specialists in Multi-Unit Block Management.
We have a proven success record in this specialised area since 1993, and can give you a positive result for your OMC.
We work on a Pro-active service to try to eliminate complex issues before they arise. This has given us long term relationships with our clients. Protecting your investment in our priority.
Choices are currently management agents for some of the most prestigious MUD developments across Cork City and County.
Our property managers provide a bespoke, reliable and efficient service which focus upon the needs of our valued clients, favouring reasonable costs, responsive actions and exceptional service.
We tender services and monitor costs throughout the year to enable savings are achieved for our customers.
We provide regular and detailed complex inspections and aim to enhance and improve the overall appearance of each Multi Unit Development.
[H2] Service Charge
The cost of managing the complex will be met by a service charge levied on each owner. Choices will provide a yearly Service Charge and Sinking Fund Budget. Based on these projections, the amount of the service charge will be decided, in conjunction with the Management committee.
Owners will appreciate the need to create a sinking fund to deal with maintenance issues which will occur in the future. This fund should be provided for in the annual service charge.
[H2] Liaison with Owners
On the completion of a development, ownership of the common areas of the development is vested in the Management Company formed for this purpose. The group as a whole will elect directors and often a committee to deal with any management issues. When Choices is managing a block, we organise meetings with the committee as necessary. This enables us to keep in touch with owners and react to any concerns they may have.
We would also manage all enquiries and correspondence from owners and residents
[H2] Annual General Meeting
Choices will arrange and attend all Board Meetings, Annual General Meetings and Extraordinary General Meetings of the Management Company, as necessary.
[H2] Insurance
The importance of adequate insurance cover cannot be overstressed. Choices will arrange for this cover and deal with any claims or indemnity issues that may arise.
[H2] Bank Account
Choices will arrange to open a Management Company bank account and discharge all bills, as necessary.
[H2] Audit
As the Management Company will require Annual audited accounts, we will maintain financial records to allow for the audit and the compulsory returns to the Companies Registration Office.
[H2] Cleaning
Choices will arrange for a cleaning service and arrange for all payments. We check on the quality of cleaning on a regular basis. This is a vital aspect of our service. We provide our own cleaning company, Pro Cleaners, to maintain the highest of standards.
[H2] Refuse Collection
This may be a private or local authority collection. If a private collection is required, Choices will arrange and monitor the service and deal with all bill payments.

Choices will arrange and monitor maintenance contracts as necessary. For example:-

Choices will carry out frequent detailed inspections to ensure all common areas are cleaned and maintained to the highest of standards, while also checking on service personnel on site.
[H2] Project Management
Choices will manage any renovation or upgrade projects which may occur.
[H2] Emergencies
Choices operates a 24 hour emergency help line which is operational 365 days a year. We have a team of qualified experienced tradesman to deal with all emergencies that may occur in the common areas.
Queries
Choices will respond to all queries and sales requisitions and liaise with solicitors / owners.

[H4] Cormac Aherne
Managing Director
Cormac oversees the day to day activates within Choices Property Management. Having successfully completed a BSC (Hons) degree in Real Estate Valuation and Management in Bristol, he returned to Cork in 2006. After initially specialising in Commercial property, and residential sales, he joined Choices in 2009 to focus on the property management area. Cormac now specialises in property acquisition, property management and building long standing client relationships.

Having worked in Choices for over twenty years, Jane has vast knowledge and experience in every aspect of the company. Jane, along with Cormac, has taken over the running of the company. Finance Director
Sharon joined Choices in 2007 with a background in accounts, having initially worked for a small accountancy firm and then as a payroll administrator for Ernst and Young. While building her experience within the property sector and having a keen interest in all areas of the business, she completed a Bachelor of Business (Hons) (Part time) in Accounting with Cork Institute of Technology and went on to complete her accountancy qualification through Griffith College Cork having since been admitted to membership with CPA Ireland. Her dedication, commitment and skills gained in the industry have led her to working as part of the senior management team, responsible for the management of all financial aspects of the business. She has built-up great relationships over the years with staff, stakeholders, and landlords, both large and small. She takes great pride in the personal approach to her work and her passion and knowledge of the business is exemplary.

After working in the property management sector in the UK in the 1990’s, Ann founded Choices with her husband John in 1993. Lettings Manager
Ellie graduated from UCD with a B.Comm hons and subsequently a C.Dip Acc & Finance. Whilst she initially worked in AIB head office in Financial Control in Bank centre in Dublin, she subsequently moved to Cork in 2002 and moved into the property business.
With her vast experience in the rental market Ellie is equally adept at dealing with both Landlords and Tenants. Ellie has built up a large database of loyal customers and has excellent knowledge of the Cork property market

Senior Letting Consultant
Liam has a real love for the property market, and has extensive education and experience in the area. After completing his Certificate, and diploma in Auctioneering and Valuations he progressed to successfully complete a MA Degree in Real Estate Management, after a BSC (Hons) degree in Real Estate Valuation and Management.
While his educational background is strong, his real passion is property sales, and lettings. Now with the company for a number of years, Liam confirms our companies belief in complete honesty with our clients, while keeping every party upto date during property negotiations.

Senior Property Manager
Catriona has a wealth of experience in Property Management having been employed in this Sector since 2003, she initially site managed a complex in east cork where she successfully ran a fully staffed office, apartment complex with an adjoining commercial restaurant for over six years.
In 2010 she became self-employed in a small retail outlet and even took part in some TV appearances. Once the property sector begun to employ again she joined the team at Choices in 2012.

Rebecca has extensive experience in customer service and a wealth of administration skills. She spent 3 years as a customer service agent for a large call centre before moving on to spend the next 8 years as an agent for one of Irelands largest car rental companies. Laura Jane graduated with a BSc (Hons) degree in University College Cork. While working in a letting and sales support, she went on to attend Technological University Dublin to complete a degree in BSc (Hons) in Property Studies. She graduated in 2018 as a fully licenced property services provider. Her vast knowledge of the block management sector together with a keen interest in the sales sector has led her to specialise in these areas. Ros joined Choices in 2019 as a block management administrator. Block Manager
Tracey has joined the Choices team as a Block Manager. She begun her journey in property management in South Africa in 2009. Studying Sectional Titles Scheme Management and Homeowners Association Management via Paddocks through the University of Cape Town. Prior to joining Choices, Tracey gained some local knowledge on property and maintenance management in Cork. Tracey has received her Property Management License and is registered with the PSRA. Her passion is investigating problems and to find solutions that suit all parties. She finds that building trusting relationships, taking accountability and proving reliability helps with sorting out most problems.

Maintenance Manager
Robert is a qualified carpenter and spent 12 years as a foreman and carpenter working between jobs and sites. He went on to manage Prestige Fireplaces before moving into a maintenance manager role for a large hotel group. He joined Choices in 2020 taking over as manager of our cleaning and maintenance team. His wealth of experience from the ground up in all aspects of property construction and maintenance makes him an excellent fit in this role. He prides himself on attention to detail and loves the challenge and diversity in dealing with all types of maintenance issues for our landlords and tenants.
