DirectorJames lives in Northampton with his wife Caroline, his three (soon to be four) sons and their English springer spaniel.

James started off his career in estate agency after leaving sixth form in Northampton. He has worked in both Corporate and Independent Estate Agency Practices including a large multi-office network running numerous branches. In 2012 James decided the time was right to set up James Anthony Estate Agents and offer exceptional levels of marketing & service to clients looking to sell or let their homes in Northamptonshire. In 2015 James Anthony Estate Agents were chosen to become members of the prestigious Relocation Agent Network which has given sellers in Northampton a huge advantage over other local estate agents. This gives sellers peace of mind that they are using the only estate agent in Northampton chosen to be in the network on our merits of service levels and performance. The Network carries out regular mystery shop checks on its agents to ensure the highest service levels. We can put sellers in touch with buyers from other Cities and Towns throughout the UK with the 650+ office network from which purchasers are looking to relocate or buy property for investment purposes. Since opening in 2012 James has added the addition of a lettings department and in 2017 James added James Anthony Land & New Homes to further expand the company’s offerings.

Estate AgentToby began his journey into Estate Agency in 2002 after buying his first property in Northampton.

Toby began his journey into Estate Agency in 2002 after buying his first property in Northampton and feeling very underwhelmed with the service other agents provided in the town.
It’s now 20 odd years later and he still feels the same!  As a property expert, he is determined to provide the best customer experience possible and firmly believes James Anthony provides the best service in the town.
Toby has strong links to Abington having lived here with his family for over 20 years and was married in the church in Abington Park.
When not busy with his wife and family or walking the dog, Toby spends his spare time restoring vintage road and BMX bikes.

As members of The Property Ombudsman Scheme, UKALA, Property Redress Scheme and the DPS, we are dedicated to providing the highest standard of customer service, care and satisfaction across our letting and management services to all landlords and their tenants.
We provide a choice of packages from Tenant Find, Rent Collection, and Fully Managed to ensure you the flexibility and support you’re looking for and we’re only too happy to help you assess your options in finding the right package for yourself. We can also provide Landlord Insurance and Rent and Legal Protection via our referencing partner, Rent4Sure.

Our basic service in which we find your tenant and provide the tenancy agreement. The rent collection, maintenance, and all other ongoing concerns of the property remain your responsibility.
Our fee is 60% of the monthly rent subject to a minimum of £600 (inc VAT).
Marketing the property; in our office, through our network, on popular property websites, and social media channels
Arrange and carrying out viewings
Prepare and provide the tenancy agreement
Carry out the tenancy check in
Register with a tenant deposit scheme
A addtional fee for tenant referencing is £100 for a single applicant or £175 for two applicants

[H2] Rent Collection

As tenant find but we also collect the monthly rent and pay it to over to you as the landlord, all maintenance for the property remains your responsibility.
Setup fee of £300.00 inclusive of VAT will be charged for this service with 8.5% of the monthly rent being charged ongoing (inc VAT).
Collection of the rent from the tenant and transfer to Landlord
Monthly statements provided to the landlord
Dealing with rental arrears or unpaid rent on the landlord’s behalf

[H2] Fully Managed

All-inclusive service whereby any need you as the Landlord or your tenants have, we deal with on your behalf making your rental property a stress free income for you.

Set up fee of £300.00 inclusive of VAT is charged to cover:
Marketing the property; in our office, through our network, on popular property websites, and social media channels
Arrange and carrying out viewings
Prepare and provide the tenancy agreement
Carry out the tenancy check in
Register with a tenant deposit scheme
Tenant referencing – £100 single applicant or £175 for two applicants

An ongoing fee of 12% inclusive of VAT of the monthly rent will be charged for the management. This includes:
Rent reviews
Arranging maintenance and repairs
Managing tenant queries
Quarterly property inspections
Collection of rent and payment to landlords
Serving all relevant notices
A fee of £75 is charged for tenancy renewals
