Training Example: Simpson Estates – Review the Data, Give Your Score & Compare to the Real AI Evaluation

Industry Context — Common BS Fingerprints in Real Estate, Property & Lettings
Generic Claims: your dream home awaits, local experts with global reach, trusted property professionals, we know the local market…
Red Flags: no professional body membership displayed, no client money protection evidence, fees available only on request, sold claims without verifiable evidence…
Semantic Drift Patterns: homepage claims luxury property specialist but listings are average stock, claims local expertise but covers an unrealistically wide area, homepage promises marketing package but services page is basic listing, claims investment expertise but no investment-specific services offered…
Proof Expectations: Propertymark or RICS membership details, client money protection certificate, current property listings with real images, specific sold or let track record with evidence…

[H2] What our customers are saying

We welcome feedback, so let us know what you think

The best estate agents in Cardiff.
I didn't just get a nice house for a good price, but also we were treated like friends, not just like customers. David, the agent, drove us to a shop where we could get good quality second hand furniture and helped us in everything we needed. We could even store our baggage in the house before paying anything.
Without any doubt the best experience I've had with estate agents. Thank you Simpson Estates. Xuso Torres, former Tenant

Friendly, reliable and professional, ...Simpson Estates have been important partners since we started investing in Cardiff property. Alan Savory, MD, Condor Properties

Alan and I would like to thank you for all your hard work in the sale of the property and in the managing of the property during our ownership. We have appreciated all you have done. We would like to wish you and your wife great success in your business. Mr & Mrs Miller, Falmouth, Cornwall

TENANTS FEES

For properties in Wales, the Renting Homes (Fees etc.) (Wales) Act 2019 means that in addition to rent, lettings agents can only charge tenants the following permitted payments
Holding deposits (a maximum of 1 week’s rent);
Security deposits;

Interest on the late payment of rent (where required under the tenancy agreement);
A breach of a term of the contract (where required under the tenancy agreement);
Any other permitted payments under the Renting Homes (Fees etc.) (Wales) Act and regulations applicable at the relevant time. This could include Payments in Default – examples of types of default payments could be:
Missed Appointments (such as the Agent arranging with a tenant for a contractor to carry out remedial work at the property, and a tenant subsequently refusing entry, or not being home to allow entry, resulting in charges to the landlord, as they appear on the stated invoice.
Avoidable or purposeful damage to property – damage to a property caused by neglect or carelessness or wilful behaviour by the tenant. The cost would be based on an invoice for the repairs and would not exceed the stated amount.
Replacement Keys – loss of keys by the tenant requiring the landlord or the landlord’s agent to arrange for the cutting of new keys and delivery of those keys to the tenant. The cost being equivalent to the actual cost of key cutting as stated on the invoice and delivery by first class post.
Emergency/out of hours call-out fees – fees incurred as a result of a landlord or landlord’s agent arranging for someone to attend the tenant’s property at the request of a tenant, such as a locksmith or an emergency glazier at the early hours of the morning, when the problem has been caused by the tenant in the first place, such as a window broken on purpose or keys locked inside a house. The cost to be determined by either the contractor’s invoice where an external contractor is used or £50.00 if a member of the landlord’s agents workforce attend outside normal office hours – that is 9am to 5.30pm Monday to Friday.

In addition to publishing relevant fees, lettings agents are also required to publish details of:

Your Diagnosis

Before revealing the machine’s verdict, predict the BS score for each signal. Higher = more BS (more fluff, less verifiable substance). Drag each slider, then submit to compare your judgment against the engine.

Information Density 0 / 30
Read the Narrative & headings: do hard facts (prices, dates, numbers) outweigh fluff power-words?
Semantic Coherence 0 / 20
Compare the homepage promise against the sub-page reality. Do they hold the same line?
Trust & Proof 0 / 20
Weigh review mentions against actual external proof links. Claims without verification = theatre.
Commodity Fingerprint 0 / 15
Check headings & narrative against the industry clichés in the setup above.
Identity & Authority 0 / 15
Inspect the schema: is there real Organization/Person identity with sameAs links, or gaps?
Your predicted BS score 0 / 100
💡 Stuck? Reveal the heuristic lens — how the deterministic page-auditor reads each signal (no AI, pure pattern rules)

These are the structural rules a local, deterministic auditor applies — the same lens you can use to judge each signal. They describe what to look for, not this company’s result.

Information Density

Classify each sentence as substantive or hollow. Grounding markers — numbers, currencies, dates, technical units, named entities — outweigh marketing adjectives. When fluff sits right next to hard evidence, the fluff is forgiven.

Semantic Alignment

Pull the main entities out of the H1, then check whether they actually recur through the body. A page that announces one thing and then talks about another drifts. Headings with no real sentences underneath read as pseudo-substance.

Trust & Proof

Count trust words (review, testimonial, rating, verified) against real outbound proof links (Google, Trustpilot, Clutch, G2, Yelp). Lots of trust language with zero verification links is trust theatre. Unlinked logo galleries count against it.

Commodity Fingerprint

Look at how much sentence length varies. Natural writing varies its rhythm; templated or mass-produced copy is statistically uniform. Very low variation reads as commodity content — unless unique named entities break the pattern.

Identity & Authority

Inspect the JSON-LD. Is there an Organization or Person schema, and does it carry sameAs links to real external profiles (LinkedIn, socials)? Missing schema or no identity declaration signals an anonymous entity.

Want to apply this lens yourself? The free BS Indicator Chrome extension runs these heuristic checks live on any page. Bear in mind it is a single-page, deterministic tool — it relies only on pattern rules for the page in front of it and does not perform the cross-page semantic correlation this audit uses, so its readout is a starting lens, not the full verdict.

Simpson Estates is a rare example of a ‘Substance-First’ agency that prioritizes operational transparency over marketing fluff. While the site is a technical relic with poor schema and an aging template, the forensic evidence of specific pricing and honest property descriptions suggests a business with very little bullshit.

1. Immediately add Organization and Person schema to the homepage to verify Sally and David as authorities. 2. Replace the generic ‘redress scheme’ text with the specific name and a link to the membership on The Property Ombudsman or Property Redress Scheme. 3. Update the 2021 copyright footer to the current year (2026) to reflect active management. 4. Fix the technical SEO error by adding a specific [H1] to the homepage, such as ‘Lettings and Property Management in Cardiff.’

The website perfectly aligns with the Real Estate and Lettings industry, specifically targeting the Cardiff market. The content focuses heavily on Lettings Management, Residential Sales, and Block Management, consistent with the primary signal.

“The score of 29 is driven primarily by technical authority gaps (missing schema/H1) and a lack of external proof links. The site scores exceptionally well in Information Density and Semantic Coherence because it provides specific, non-cliché data and matches its promises across all pages.”
