New builds in Ireland are expensive. You're paying a premium for a new product that is your blank canvas, a premium for a high BER and a premium due to costs like VAT.

So you need to make sure that the property is finished to the highest possible standard before you accept handover.
​
Although most builders in Ireland do finish properties to a fair standard, the average number of snags we find on a property is 40-50. These are mostly minor issues, but they should still not be there.
​
When a Snag List is complete, it should be returned to the builder. The builder will have to fix all of the issues identified on the Snag List before the property is marked as complete and handed over.  BOOK SNAG LIST

In Ireland, a professional Snag List inspection helps buyers identify issues before handover of the property, giving them a clear list of "snags" they can send to the builder to be fixed. These snags should be fixed before the property is handed over.What is included in a Snag List Inspection? A Snag List inspection typically includes checks on doors, windows, walls, ceilings, floors, kitchens, bathrooms,, ventilation, insulation details, external finishes and visible workmanship throughout the property. The aim is to identify defects, incomplete works, and items that do not meet expected standards. After all, you are paying hundreds of thousands of euro and going into decades of debt so your newly build home should be perfect when you move in!Why do I need a Snag List for a new build home?Although you might not think it, even brand new homes can have defects. A Snag List helps make sure these problems are identified early, before they become more expensive or harder to resolve. It also gives you an independent, professional record of issues that can be raised with your builder to make sure your property is perfect when get your keys!When is the best time to book a Snag List inspection?The best time to book a Snag List is just before closing. When the builder feels they have the property ready for handover, they will invite you to snag the property. They generally give 1-2 weeks notice before the property is ready to be snagged. The builder will either contact you directly with the date, or someone in the estate agent they are using will contact you. At this stage, the water should be connected, the electricity should be on an the builder should have performed their own snagging. Once you have this date, you should book your Snag List!How long does a Snag List Inspection take?The length of a Snag List inspection depends on the size and condition of the property, but most inspections take 1 to 2 hours.
Larger homes or properties with more defects may take longer.How soon will I receive my Snag List report?Once the Snag List Inspection has taken place, you will receive the written Snag List within 24 hours. Usually on the same day but this does depend on schedules. You can then forward the list onto your builder.What kinds of issues are usually found during a Snag List inspection?Common issues include poor paint finishes, damaged frames, uneven floors, missing sealant, faulty doors or windows, incomplete fittings, insulation concerns, ventilation issues, and visible workmanship defects. Some properties may also have more significant concerns like Building Regulation issues, Fire Safety issues or other health and safety issues.Will the Snag List include cosmetic and structural issues?A professional Snag List inspection will usually identify both cosmetic defects and visible issues of a more serious nature. Cosmetic items might include scratches, poor finishes, or gaps, while more serious concerns could relate to cracking, dampness, drainage or workmanship that may need further investigation.Can I do my own Snag List instead of hiring a professional?You can carry out your own basic checks, but a professional Snag List inspection offers a more experienced and systematic review. A professional Snag List report helps you clearly document the items that need attention and supports follow-up with the builder.In some cases, builders will not address issues like shrinkage cracks (non serious cosmetic cracking caused as the plaster dries. Your contracts should specify what snags will and will not be addressed. Can a Snag List Inspection be carried out before water and electricity are connected?Technically yes, but this is not recommended. If the water and/or electricity are not yet connected to a property then the builders can not possibly have the property in a condition where it is ready for snagging. A builder should call you for snagging when they feel the property is in a good enough condition to hand over - AFTER they have done their own snagging/quality checks.Can I attend a Snag List Inspection myself?Technically yes, although it does depend on the particular development and builder.
Some builders will only allow the snagger to attend the property at the time of snagging. Others want your snagger, your bank valuer and you all to attend at the same time to save themselves effort.

A House Survey (sometimes called pre-purchase survey, building survey, structural survey etc.) is a visual inspection of the current condition of the property. At GetHouseSurvey.ie all our surveys are carried out by a qualified surveyors and gives you and your bank a great overview of the condition of the property, how much work will be needed. A pre-purchase house survey is usually a re-requisite for mortgage approval from your bank or financial institute. 03

Once you complete the online form at GetHouseSurvey.ie, then we take care of everything else. 1: GetHouseSurvey.ie find the next available surveyor in your area(remember all of our surveyors have 10 years experience, registered with a governing body and have full professional indemnity insurance.) 2: Our surveyor contacts the estate agent (or private seller) to arrange access to the property. [H3] What if I find problems after I move into my new home?
A structural survey is not a guarantee that problems won’t develop after you move in. However, if you believe that a problem was already visible at the time of the survey and should have been mentioned in the report, your first step should be to call and meet with the engineer to clarify the situation. Misunderstandings are often resolved in this manner.
All surveyors we work with carry professional indemnity liability insurance. The minimum amount of insurance coverage should cover the cost of re-instating your house if the surveyor misses something that he should have reported on.

A Snag List is an inspection of a new build carried out on your behalf with the purpose of finding as many defects, issues or "snags" as possible. These snags are all put onto a list for your builder to fix before handover of the property. This helps to ensure that when you move into your new home, it is in a perfect state and ready for you to make it your home.
