SUB-PAGE (https://arthurhamilton.uk/property-valuation/) Free Property Valuation in Cardiff | HMO & Sales Valuations | Arthur & Hamilton
Selling Services [H1] Property valuation in Cardiff An accurate valuation is the foundation of every successful sale or investment decision. As Cardiff HMO and property specialists, we value on what the market will actually pay - and, for HMOs, on the rental income and yield your property delivers. Get my free valuation The basics [H2] More than a number - a strategy A valuation tells you what a willing buyer would pay today, backed by real evidence rather than guesswork. Price too high and the property stalls and loses appeal; price too low and you leave money on the table. For an HMO, value isn't only about the building - it's about the income it produces, which is why we look at achievable rent and yield alongside comparable sales. Two ways to value [H2] Instant vs in-person valuation Both have their place. An instant estimate is a quick steer; an in-person valuation is the figure you market on - especially for HMOs. Instant [H3] Online estimate A desktop figure generated from sold-price data and local trends - no visit required. SpeedMinutes AccuracyIndicative ballpark HMO incomeNot assessed Best forAn early, no-pressure steer on rough value In-person [H3] On-site valuation A specialist visits, assesses condition, layout and licensing, and prices on real evidence. SpeedBooked appointment AccuracyMarket-ready figure HMO incomeRent & yield factored in Best forSelling, refinancing or valuing an HMO Recommended for a figure you can act on The drivers [H2] What affects your valuation No two properties value the same. These are the factors we weigh - and for HMOs, income potential carries real weight alongside the rest. [H3] Location The street, postcode and proximity to universities, transport and amenities. In Cardiff, areas like Cathays and Roath carry strong demand from students and professionals. [H3] Condition Up-to-date kitchens, bathrooms, heating and decor lift value; outstanding repairs, damp or dated finishes pull it back. [H3] Size & layout Floor area, room count and how usable the space is. For HMOs, the number of lettable bedrooms and shared facilities matters most. [H3] Local demand How many buyers or tenants are competing right now. Tight supply and high interest push the achievable figure upward. [H3] Comparable sales What genuinely similar properties nearby have recently sold for - the anchor point for any credible valuation. [H3] HMO income potential For a licensed HMO, the rental income and gross yield it produces is central. A well-let house can be worth more than its bricks alone. How we value [H2] Evidence first, optimism never We combine local market research with detailed analysis so your figure stands up - to buyers, lenders and yourself. [H3] Recent sold data We analyse genuinely comparable sales and current listings across the postcode, not just optimistic asking prices. [H3] On-site assessment We look at condition, layout, presentation and the things photos never show - for HMOs, room count and licensing too. [H3] Income & yield view Where it's a let or HMO, we factor in achievable rent and gross yield so investors see the true value, not just the sale price. [H3] A range, with rationale You get an indicative value range and the reasoning behind it - plus where small improvements could move the figure. Why you're valuing [H2] Whatever your next move Selling, letting or reviewing a portfolio - the right valuation depends on what you're trying to achieve. [H3] Selling Price it right from day one to attract serious offers and avoid the slow, value-eroding reductions that follow an over-ambitious launch. [H3] Letting & HMO Understand both the capital value and the rental income an HMO can achieve, so you can judge yield and refinancing potential. [H3] Portfolio review Landlords and developers managing several properties get a clear read on performance and where value can be added. [H2] Request Your Free Property Valuation Simply fill in the form below and one of our specialists will be in touch to arrange your free property valuation - either in person or virtually, at a time that suits you. SUB-PAGE (https://arthurhamilton.uk/book-a-rent-review/) Book a Rent Review | Cardiff Rent Assessment for Landlords | Arthur & Hamilton
Renting Services [H1] Book a rent review Wondering whether the rent on your let still reflects the Cardiff market? We'll assess your property against genuine local evidence and advise on a fair figure - done properly and fully compliant with the Renting Homes (Wales) Act 2016. Book my rent review For landlords [H2] A fair rent, the right way Your rent should reflect today's market - but in Wales, how and when you change it is set out in law. A rent review is the calm, evidence-led way to get there: we look at what comparable homes are actually achieving, weigh the condition of your property, and make sure any increase follows the correct route. No pressure, no jargon, and no figures plucked from thin air. Know the rules [H2] Rent increases in Wales: the ledger On a periodic standard contract, the Renting Homes (Wales) Act 2016 sets out exactly how rent can be increased. Here are the rules, set down plainly. Ref The rule What it requires Rule 01 Prescribed notice Rent increases on a periodic standard contract must be served on the correct prescribed form. An informal letter or message isn't enough. Section 104 rent-variation notice Rule 02 Notice period The contract-holder must be given a minimum of two months' notice before the new rent takes effect, so they have time to plan or respond. At least 2 months Rule 03 Frequency Under the statutory route you can normally only raise the rent once in any twelve months - repeated increases inside that window aren't permitted. Generally once in any 12-month period Rule 04 Method If the occupation contract sets out its own rent-review method, that governs. Where it doesn't, the Section 104 prescribed-notice route applies. As set by the contract - otherwise the statutory route Where the occupation contract sets out its own rent-review method, that method applies instead of the statutory route above. The assessment [H2] What a rent review looks at A fair rent reflects the real world - the market, the home and the demand around it. Here's what we weigh up. [H3] The genuine local market What comparable homes are actually achieving across Cardiff right now - not a headline figure or a guess. [H3] Condition & improvements Upgrades, refurbishment and the standard of the home all shape a fair, sustainable rent. [H3] Demand How sought-after the area and property type are, and how quickly similar homes are being let. [H3] Comparable lettings Recent, like-for-like lets nearby give the clearest evidence for a defensible figure. [H3] Costs Your running costs and obligations as a landlord, kept in view so the rent stays viable as well as fair. Simple & supportive [H2] How our rent review works Four straightforward steps, on your timetable - with a clear recommendation at the end and no obligation to act. 01 [H3] Tell us about the property Share the address, type and current rent. It takes a couple of minutes and there's no obligation. 02 [H3] We assess the evidence We compare your home against genuine local lettings, demand and its condition to find a fair market figure. 03 [H3] We advise on compliance We confirm the correct route - your contract's own method, or the Section 104 prescribed notice with at least two months' notice. 04 [H3] You decide, in your time You receive a clear, qualitative recommendation. If you'd like, we handle the notice and the conversation for you. Staying compliant [H2] A review that keeps you on the right side of the rules A rent review isn't just about the figure - it sits within your wider obligations as a landlord in Wales. [H3] Fitness for Human Habitation A rent review goes hand in hand with keeping the home fit to live in - it's a condition of letting, not an optional extra. [H3] Rent Smart Wales Staying registered and licensed with Rent Smart Wales keeps your let lawful and your rent review on solid ground. [H3] Renting Homes (Wales) Act 2016 In force since 1 December 2022, this is the framework that governs occupation contracts and rent variation in Wales. [H2] Book a rent review Not sure your rent reflects the current Cardiff market? Request a free, no-obligation rent review and we'll advise on a fair, compliant figure. Your Diagnosis
Before revealing the machine’s verdict, predict the BS score for each signal. Higher = more BS (more fluff, less verifiable substance). Drag each slider, then submit to compare your judgment against the engine.
Stuck? Reveal the heuristic lens — how the deterministic page-auditor reads each signal (no AI, pure pattern rules)
These are the structural rules a local, deterministic auditor applies — the same lens you can use to judge each signal. They describe what to look for, not this company’s result.
Classify each sentence as substantive or hollow. Grounding markers — numbers, currencies, dates, technical units, named entities — outweigh marketing adjectives. When fluff sits right next to hard evidence, the fluff is forgiven.
Pull the main entities out of the H1, then check whether they actually recur through the body. A page that announces one thing and then talks about another drifts. Headings with no real sentences underneath read as pseudo-substance.
Count trust words (review, testimonial, rating, verified) against real outbound proof links (Google, Trustpilot, Clutch, G2, Yelp). Lots of trust language with zero verification links is trust theatre. Unlinked logo galleries count against it.
Look at how much sentence length varies. Natural writing varies its rhythm; templated or mass-produced copy is statistically uniform. Very low variation reads as commodity content — unless unique named entities break the pattern.
Inspect the JSON-LD. Is there an Organization or Person schema, and does it carry sameAs links to real external profiles (LinkedIn, socials)? Missing schema or no identity declaration signals an anonymous entity.
Want to apply this lens yourself? The free BS Indicator Chrome extension runs these heuristic checks live on any page. Bear in mind it is a single-page, deterministic tool — it relies only on pattern rules for the page in front of it and does not perform the cross-page semantic correlation this audit uses, so its readout is a starting lens, not the full verdict.
Based on 435 businesses audited.
Real Estate, Property & Lettings BS: Arthur & Hamilton (arthurhamilton.uk)
Arthur & Hamilton is a high-substance specialist site that trades marketing fluff for legislative expertise, resulting in a low BS score of 30. It successfully avoids the ‘generic local expert’ trap by anchoring its value in the technical complexities of Welsh HMO law. The only significant ‘hot air’ is the anonymous ‘family’ branding and the lack of third-party verification for its management statistics.
Add specific Person schema for the founders or senior management to ground the family brand in verifiable individual authority. Include direct outbound links for every Trustpilot review or integrate a live Trustpilot widget to resolve the Trust Theatre flag. Display logos or registration numbers for Propertymark or RICS to meet industry proof expectations. Transform the 400+ rooms managed claim into at least two anonymized case studies showing actual yield improvements to provide substance for the high-performing assets claim.
The website perfectly aligns with the Real Estate and HMO management category, specifically targeting the Cardiff market. The content demonstrates deep vertical knowledge through references to specific Welsh property legislation and HMO-specific metrics like yield and room count.
“The score is driven primarily by the Trust and Proof pillar (15 points) due to the lack of regulatory membership displays and unverified review counts. Information Density (5 points) and Semantic Coherence (1 point) are exceptionally strong for the real estate industry, significantly lowering the overall score. Commodity Fingerprint (6 points) reflects standard industry boilerplate that is mostly neutralized by the niche Welsh legislative content.”
This training module utilizes a snapshot of public data from Arthur & Hamilton, captured on June 21, 2026, to demonstrate how machine logic evaluates different types of business narratives.
Purpose: This data is presented under “Fair Use” / “Educational Exception” for the purpose of forensic semantic analysis, allowing users to compare human intuition against machine-generated evaluations.

The results provided by 1EuroSEO are intended as professional feedback to help improve any website’s machine-readability and authority signals.
